This home is just a short walk from the Regal Palms Clubhouse and Water Park (with lazy river, water slide, playground and hot tub), Day Spa, Restaurant and Bar. This newly renovated and tastefully decorated four-bedroom townhome can comfortably sleep up to 8 guests. There are two master suites, each with king size beds and ensuite bathrooms, one downstairs with an outside entrance, and one upstairs with a balcony. The 3rd Bedroom has a queen size bed and the 4th bedroom is the children's suite, with twin beds, games, a DVD Player and DVDs. All bedrooms have flat screen TV’s. Our villa has a spacious living area with new furniture, a large flat screen TV, wood floors and a washer and dryer. You will enjoy our kitchen that contains all the modern conveniences and essentials for a comfortable stay in a home setting, while enjoying the wonderful amenities of a luxurious resort. Our villa is equipped with complimentary local and long distance domestic calls along with free High-Speed wireless internet. Regal Palms Resort & Spa is a safe, private, gated resort which can only be entered with electronic key cards. It has two heated pools, a children's pool, a waterslide, lazy river ride and a heated jacuzzi surrounded by waterfalls. Berry Town Centre Shopping Plaza is within easy walking distance. The Plaza has a Publix supermarket, CVS drug store, Bank, ATM, Fuel station, Applebees restaurant, Pizza parlor, British Bar and Fish & Chip Restaurant. The resort is 8 miles from Disney and the Theme Parks and 25 minutes drive from Orlando International Airport. In addition to being directly opposite the entrance to the Prestigious Highlands Reserve Golf Course and Driving Range, the resort is only a short drive from a host of other highly rated Central Florida golf courses. These include Southern Dunes, Orange County National and Reunion Resort Security Deposit: 150 There is a Mandatory $150.00 security hold that will be place on your Credit Card at the time of Check in to cover potential damages to the unit. This hold will be released after check out and the unit is inspected by the manager. Guests check in at Reception to receive gate cards to enter the resort, receive lock codes as a confirmation, pay resort fee currently $12.95 (plus tax) per house per night ***Private Pool Heating: As is typical for the Orlando area vacation rentals, pool heating is optional and particularly from May – October usually is not necessary. If you desire pool heat, additional charges of approximately $25 - $45 per day apply and are paid directly to the property manager. Property’s price includes reasonable use of utilities but NOT pool heating, hot tub/spa heating. An additional charge will be made for these services. 3. Animals/pets are strictly not permitted. 4. In the unlikely event that due to circumstances beyond our control we need to make changes or cancel your vacation home booking, we will inform you as soon as possible. 5. The vacation home Safety fence must be kept erected at all times for the safety of children. 6. NOTE: All pool homes have Pool Door Alarms and/or Child Safety Fences. 7. All doors and windows must be closed and any security alarm at the property or vacation home must be set whenever you are not in the property or vacation home. Guests are responsible for closing all doors and windows and for setting the security alarm. 8. Extra cleaning above the norm will incur extra charges. Any persons using a BBQ at the vacation homes must properly clean the equipment after use, as there will be an extra charge of $50 for failure to do so. 9. Guests using our vacation homes are responsible for all damage and missing inventory items or loss occurring during their stay at the vacation home and the cost of repair/replacement 10. Smoking is not allowed in the vacation home. 11. The management company/agents reserve the right to remove occupiers from the Vacation home (without refund) for breaching any of the booking conditions.
