The family room is equipped with cable TV and DVD player. ¬† There are patio doors leading out onto the deck and screened pool/spa area. The kitchen is spacious, fully equipped with a large breakfast nook. In addition there is a formal dining area. ¬† The master bedroom is spacious with a King size bed, is equipped with cable TV and has a large en-suite bathroom complete with roman tub, large walk in shower and vanity unit. The second bedroom & third bedrooms are furnished with twin beds & cable TV. The third & fourth bedrooms are furnished with Queen size bed's each equipped with cable TV. The second bathroom is situated between the second & fifth bedrooms. The third bathroom is located opposite the fourth bedroom. ¬† The vacation home also has the benefits of a games room that includes a pool table, air hockey, TV & Foosball table. ¬† All linens and towels are provided, as is patio furniture. TERMS AND CONDITIONS PROCESSING & BOOKING FEE All bookings are subject to a non-refundable Processing & Booking Fee of $25 to cover administration costs associated with your booking and any changes that need to be made. COMPLAINTS If you discover any problems with the home, the Property Manager must be notified within 24 hours of your arrival. They do not generally issue refunds for any condition beyond their control, such as power outages, water or system breakdowns, TV cable blackouts, appliance malfunctions, and the like, and in no event will they issue a refund for a problem they had no opportunity to resolve. We maintain our homes in the best possible operating condition and if a problem should occur we will make every effort to rectify the situation and, if necessary will move you to a comparable home. If you decide to leave earlier than your departure date there will be no refund issued. WEATHER Force Majeure means that we will not be held responsible for unforeseen circumstances that are out of our control, such as adverse weather conditions, terrorist activity or any natural disasters. In this instance, no compensation will be paid. AMENITIES Swimming pools and spa amenities are checked on a regular basis. Every effort is made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests choose to use these amenities at their own risk. Fees associated with heating pools are subject to change without no notice. MAXIMUM OCCUPANCY These are maximum occupancies assuming that properties have sleeper sofas or pull out beds. Please check the individual property descriptions for details. The home will be fully furnished with Kitchenware, bath towels and bed linens on all beds. Your rental home will be cleaned and serviced prior to arrival. Additional cleaning and linen services are available; please contact our office for services and pricing. Pet Policy: Pets are not permitted in any of our vacation homes. If this policy is breached, we reserve the right to terminate the rental agreement immediately, with no refunds. A charge of $500 will be applied for deep cleaning of the rental property No Smoking: All accommodation provided is non-smoking. If this policy is not adhered to, a $500 charge will apply for deep cleaning of the rental property.
