Townhome | 4 Bedrooms | 3 Bathrooms | Sleeps 8 2 King and 2 Double beds This upgraded end-of-terrace townhome will comfortably accommodate 8 people plus a baby and has 4 bedrooms, 3.5 bathrooms, a terrace and a balcony. The lounge area is spacious and modern with laminate flooring, two leather sofas and an armchair, flat screen TV, DVD player and stereo. Sliding doors lead out to a terrace and open grass area – ideal for a glass of wine at the end of a long day at the parks. There is a formal dining area with seating for six as well as a granite-topped breakfast bar with 4 stools. The fully fitted kitchen has granite tops and stainless steel appliances including a dishwasher, oven/hob, microwave, coffee maker, kettle, toaster etc. Also on the first floor is a king-size bedroom with a flat screen TV and full bathroom. There is also a separate ½ bathroom on the first floor. Upstairs you will find a master bedroom suite with a king-sized bed, a flat screen TV, a full bathroom and sliding doors leading out onto a balcony. There is also an electronic safe. There are two further bedrooms with full/double beds and flat screen TVs. There is also a third bathroom and a laundry cupboard with washer/dryer and ironing equipment. The property has a private double driveway, full air conditioning, ceiling fans, free Wifi and free local calls. It also has a pack and play and high chair for babies. ** Important ** To complete your booking, you MUST register at to complete your reservation and access your check-in instructions. Property ID: 56153 When signing in, use the Property ID above, your Check-in Date and your Last Name. TERMS AND CONDITIONS Trip Cancellation insurance is recommended and we will of course assist quickly and efficiently with any claims submitted to us by your insurance company SECURITY DEPOSIT A compulsory ADW (Accidental Damage Waiver) of $45 is required with every reservation. This covers you for up to $500 of accidental damage at the property. This will cover you for stains on the carpet, marks on the wall, broken dishes, stained or damaged towels, and other small items. The ADW does NOT cover negligence and gross intentional damages to the property, tampering and removal/damage of pool door safety alarms and for loss of personal property. Please note that reservations for 6 bedroom homes require an ADW of $65.00. Please note that if accidental damages are greater than the $500 covered by the ADW, you agree to pay the Property Manager any additional costs and that the Property Manager has your permission to charge your credit card for this excess. If you refuse to pay for any additional costs over this amount then legal action will be taken to recoup such losses and costs for the legal action undertaken. When you check in at your property, please take 5 – 10 minutes to carry out a thorough walk-through of the home. In the unlikely event there are any damages, you must contact the local office during business hours. (Mon-Fri 8am – 5pm & Sat 9am – 1pm). Failure to follow this step will result in those damages being charged against you at the time of check out. PET POLICY Guest acknowledges that NO PETS or animals are permitted on the premises. If any pets or animals are found to be occupying or have occupied the premises without authorization the guest will be charged a $500 cleaning fee to the credit card on file. NO SMOKING POLICY All of our properties are strictly non-smoking. Smoking is permitted outside of the property. A $150.00 fee will be charged to your credit card if our cleaners detect smoking in the home or have to spend time picking up cigarette ends form the outside area. AGE POLICY Guests under the age of 25 unaccompanied by a parent or legal guardian are not permitted to rent or occupy any vacation rental home from Absolute Homes. Failure to follow this requirement and for any reservations made under false pretenses will result in immediate eviction of the property and all monies including security deposits will be withheld and not returned. CLEANING All of our homes are professionally cleaned prior and post each reservation at no cost to the guest (excluding stays of less than 6 nights). Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of the stay. Guests are required to leave the home in a comparable condition as it was found and guests are responsible for picking up and bagging all trash in the home. Failure to do so will result in an additional clean fee of $100 per hour charged to the guest. POOL & SPA’s Pool heating is optional with all of our homes at a cost of $25 per day or $150 per week. The minimum charge is $150. Pool heaters have electrical / mechanical components. All of our pool homes have pool door alarms and / or safety fences. According to Federal laws, anyone tampering with or disconnecting pool alarms commits a misdemeanor of the second degree, punishable by a $5,000 fine or one (1) year in jail. PLEASE DO NOT TAMPER WITH THE DOOR ALARMS. THEY HAVE BEEN INSTALLED TO SAVE LIVES! POSSIBLY SOMEONE IN YOUR GROUP. In general, during the hot summer months of June through to the end of September it is not normally necessary to heat the pools. Pool heating should be considered for April, May & October
