Entrance Foyer As you step in through the impressive glass paneled front door of our fabulous villa you are greeted with a beautifully tiled entrance foyer leading through double doors to a study/den to the left and an impressive dining room to your right. In front of you find the formal living room. Study / Den. This room is ideal for the kids as it offers an area away from the main part of the villa where the kids can watch TV on the comfortable sofa. This also acts as a queen size sofa bed if required. Highlands Reserve is situated in the Northeast corner of Polk County and sits atop one of the highest areas of Florida. It is a private community with nearly 800 homes, a blend of short term rental homes and permanent residents, all governed and regulated by a Homeowner's Association.Within Highlands Reserve there are many amenities in which our guests are able to spend their time. It is a family friendly community offering a privately owned golf course which is open to the public, a beautiful pool, tennis courts and a playground Conveniently located just minutes from all the major Orlando Theme Parks and other Orlando attractions as well as easy access to Interstate 4, making our community an ideal place to stay. Highlands Reserve Golf Course is not your typical Orlando, Florida golf course! It offers remarkable scenery along with a course designed for hot golf. This championship Mike Dasher design gives you pine tree-lined fairways reminiscent of the Carolinas, open spacious fairways likened to the great Scottish courses, and a bit of old Florida with citrus trees along the countryside. Large, fast, undulating greens make this course challenging and fun for all levels of golfers. If a later checkout time is requested and is available, there will be a $75 charge. The Property Manager requires a Security Deposit Authorization Form signed and returned to the Manager. This is to cover any costs incurred for any additional services, missing items, or any damage that may occur during your stay in the home. The security deposit is refundable upon a satisfactory inspection of the home no more than 90 days following departure. POOL HEATING During the period November to March pool heating is recommended, this can be requested at the time of booking or upon arrival. There is an additional charge of $30 per day plus sales tax & tourist tax. In the event pool heating is requested and paid for, the owners/OPS.etc cannot guarantee the temperature of the pool as this will vary according to different factors, the main one being the prevailing weather conditions. Pool heating costs will only be refunded if the heater is not working at all. After completing your reservation, your Check-in instructions will be available on the web site 7 to 14 days prior to your Check-in Date. Alternate Accommodations If, through circumstances beyond our control we are unable to offer the actual home booked, we will offer another suitable home of the same size or larger and transfer all funds paid to that home with no additional cost to the guest. If we offer another suitable home and it is refused no refunds are applicable. UTILITIES All rentals are inclusive of electricity and water. Not including cost for Pool Heating NOISE Please bear in mind that most homes are situated on a community, which consists of both residential and short-term vacation homes, we therefore request that out of respect for your neighbors, no noise between the hours of 10 p.m. & 8 a.m. NO SMOKING POLICY Please note ALL our homes have a NO SMOKING policy. PETS No pets Allowed. INFORMATION BOOK An Information Book is provided for guests and is packed with useful information. This Information Book must not be removed or taken from the home, otherwise you will be held responsible for a charge of $75.00 to replace the book.
